"Par level" is the hospitality term for how much stock you need on hand so you never run out. For a short-stay property, getting your linen par level right is the single biggest thing that makes changeovers fast and reliable.
A simple rule of thumb
Most hosts work with at least two full sets of linen per bed: one on the bed and one ready to go. Hosts with frequent same-day turnovers, or whose linen goes off-site for laundering, often keep three sets so there is always one in the cleaning cycle, one on the bed and one in reserve.
These are general guidelines, not rules. The right number depends on how often your bookings turn over and how quickly your laundry comes back.
What counts as a set
- Bed: fitted sheet, flat sheet or duvet cover, pillowcases and a mattress protector if you use one.
- Bathroom: bath towels, hand towels, face washers and a bath mat for each guest the property sleeps.
- Kitchen and living: tea towels and throws if you provide them.
Working out your numbers
- Count the beds and the maximum number of guests.
- Multiply the linen in one full set by two (or three, if you have fast turnovers or off-site laundry).
- Add a small buffer for stains, damage and wear.
Keeping it organised
- Store the ready-to-go set in a labelled, dry cupboard at the property.
- Choose one colour scheme, so replacements always match.
- Retire worn linen early; guests notice grey towels and thin sheets in reviews.
Linen with a hygiene standard
At Silv's, linen and towels are laundered at 65°C for 12+ minutes with an industrial sanitation treatment, meeting AS/NZS 4146. See how this fits into a full changeover in our same-day turnover guide.
Frequently asked questions
How many sheet sets does an Airbnb need?
A common rule of thumb is two full sets per bed, or three if you have frequent same-day turnovers or send linen off-site. The right number depends on your booking pattern.
How often should I replace towels and sheets?
Replace them when they look worn, thin or discoloured, even if they are still clean. Guests notice, and it shows up in reviews.
