A consistent checklist is what separates a property that looks clean from one that is reliably guest-ready. Use this room-by-room list for every changeover, whether you do it yourself or hand it to a cleaner.
Before you start
- Check the booking notes: guest count, any reported damage or missing items, and the next check-in time.
- Open windows for fresh air and put a laundry basket and rubbish bags at the door.
- Do a quick walk-through and photograph anything that looks damaged or left behind, before you touch it.
Bedrooms
- Strip all bedding, including mattress protectors if they are marked or damp.
- Check under the bed, inside drawers and bedside tables for left-behind items.
- Remake with fresh, fully laundered linen and smooth it flat so the room photographs well.
- Wipe bedside tables, lamps and switches, then vacuum floors, including edges and under the bed.
Bathrooms
- Replace all towels and bath mats with fresh sets.
- Clean the toilet, shower, bath, basin and taps, then wipe mirrors and glass without streaks.
- Check the plughole for hair, and the exhaust fan and grout for mould.
- Restock toilet paper, hand soap and any amenities you provide, then empty the bin.
Kitchen
- Empty and wipe the fridge, then check the freezer and pantry for left-behind food.
- Clean benchtops, sink, stovetop, microwave and the outside of appliances.
- Run or unload the dishwasher and put everything back where guests expect it.
- Restock your supplies, such as dishwashing liquid, sponges, rubbish bags and any consumables you provide.
Living areas and entry
- Dust surfaces, wipe remote controls and switches, and plump cushions and throws.
- Vacuum and mop floors, check the couch for crumbs and stains, and clean glass doors.
- Check balconies and outdoor areas for rubbish and ashtrays, and take bins out if needed.
Final inspection
- Walk the property as a guest would: look for smells, marks, dust lines and missing items.
- Check lights, heating or cooling, Wi-Fi and the smart lock or key safe.
- Take final photos of each room so you have a record, and can confirm the property is guest-ready remotely.
At Silv's, every room is checked against our checklist and photos are sent to you before we leave, so you can approve the property from anywhere.
Frequently asked questions
How long should an Airbnb changeover take?
It depends on the size of the property, the number of guests and how the last stay left it. Studios and one-bedroom apartments take far less time than a family house. Tell us your property size and booking times and we will confirm what is realistic.
Should I photograph the property after every clean?
Yes. Photos give you a record of the property's condition, help with any damage claim and let you confirm remotely that it is guest-ready.
Do I need a different checklist for Stayz or Booking.com?
The cleaning standard is the same whichever platform guests book through. The only differences are usually the amenities you choose to provide.
